Buyer Beware! – The Potential Dangers of Ageing Buildings

Joe Fraser Chartered Surveyors were appointed by an ingoing tenant to provide technical advice on the condition of a building prior to agreeing a Full Repairing and Insuring (FRI) lease, for a retail unit in the historic market town of Thirsk.

The picture shows a poor quality repair to a rotten roof rafter which has not addressed the cause of the issue — treating the symptoms, not the root of the problem.

An FRI lease is a liability. A thorough survey, identifying and fixing problems before they progress, limits future liability. Joe Fraser Chartered Surveyors advised the tenant on suitable repairs to avoid extensive and costly water damage dilapidation claims by the landlord at the end of their lease.
