What is a Boundary Dispute?
When you purchase a property, you are also buying the land on which the property sits. Where your property ends is marked by a boundary line. The boundary line could be a wall, a fence, some hedges or trees, but it could also be unmarked. If you or your neighbour have a dispute over the boundary line, you can instruct a Chartered Surveyor to create a detailed plan of the property with clearly marked boundary lines.
Some common examples are:
- Trees or hedges growing over the boundary line and impacting the property on the other side.
- Extensions being built on or over the boundary line.
- If a wall or fence needs to be repaired, a boundary dispute could happen if neither party want responsibility for the repairs.
- If changes to party walls need to be made.
